CONCEPT
The Burbank Media Center is located at the heart of Media District. It is not only a building, but a Technopolis conceived as a High Technology, Mixed Use Campus addressing the character of New Media and Entertainment Industries. The nature of the uses are emphasized by a minimal and technological attitude. Light, both natural and artificial, is the essence of the design. Burbank Media Center is transparent, not reflective; luminous, not illuminated. Façades act as screens, which scientifically moderate the natural and artificial light in balance with solar radiation. Selective surfaces display dynamic media imagery heralding the new media, communication, and entertainment technology. USESThe mix of uses interacts ideally with existing adjacent land use, and establishes internal dynamics within the complex. The location and configuration of the site together with program, and zoning regulations established the appropriate disposition of building elements. The stepping height limits of the community zoning plan virtually establish three equal bands of property - 50ft permitted in the northern band, 70ft in the middle band, and 245ft in the southern band. The high rise office building and hotel occupy the southern band of property facing the Ventura Freeway and Olive Avenue as do other high buildings to the east and west and across the freeway. The high buildings gravitate toward the high density commercial uses, establish graphic identity along the roads, and are confined to the high rise zoning district established by distance from the residential uses north of Alameda Avenue.The Church and Fitness Club appropriately occupy the northern band along Alameda Avenue. The Church particularly strengthens the connection of the commercial complex with residential uses. The mid rise office building creates the step from low to high zones and is separated from each by transitional linear passage zones which are either open, covered, or enclosed. TECHNICAL COMPONENTS The constructional concept deals with the application of a series of components. These emphasize the aspect of transparency, lightness and layering and use "state-of-the-art technology." Special structures of lightweight steel and glass enclose the special spaces of the different buildings. At the entry drive, a portal is created by the span of the middle office, and emphasized by the transparent church tower.
